We are currently seeking an experienced Community Manager to join our team in Santa Maria, CA.In this role you are going to be responsible for the overall operations, including the day-to-day implementation of policies, procedures, and programs to ensure a well-managed and maintained Community, ensuring compliance with all applicable regulatory agencies and federal, state, and local laws; maintaining a supportive environment for all residents; managing site staff and their duties, interacting with and supervising vendors.This individual must have Tax Credit (LIHTC) program experience and Project Based Section 8 program experience.Responsibilities:Hires, supervises, trains and evaluates and develops staffProvides daily leadership for the teamIdentifies appropriate contractors, defines scope of work and obtains necessary bidsPerform property inspections to maintain curb appeal and to assess any maintenance issuesOversees maintenance program including supervision, inspections and monitoring work ordersAddress resident concerns including but not limited to: property repairs, neighbor disagreements and renewal agreementsPrepare annual budget, monthly variance reports and process invoicesProcesses invoices in Yardi and submits for paymentCreate a positive company cultureProvide daily/weekly/monthly reports as required by Regional ManagerPromptly report property liability claims, employee worker's compensation claims, and property loss claims according to company policyApprove payroll for all staff members including commissions and bonuses when/if applicableAdvocate Risk Management initiatives for employee safetyBenefits:Aperto Property Management, Inc. offers a full benefits package, including medical, dental, vision, and life insurance.
