Real Estate Manager

As a Property Project Manager you are accountable for the successful realization of property development projects, ensuring that the business benefits are met. This means delivering the project to scope, time, cost, resources, quality and other defined targets.
- Ensure that all requirements and objectives of the project phases are met and to manage the project team members.
- Follow up on progress and performance of the projects during all the project phases.
- Secure that investments are brought up in time according to defined processes and time plan.
- Planning, registration and update of investment projects in internal IT systems and to the Investment Board, including monthly OPEX and CAPEX estimates.
- Provide Business Control with input regarding capitalization of the projects, i.e. correct amounts and periodization.
- Ensure Health & Safety compliance in all real estate property projects.
- Evaluation and selection of local contractors and design/construction consultants for property projects and assignments within scope, in close cooperation with Volvo's purchasing function.
- Support in land and/or property acquisition projects.
- Responsible for all project documentation, incl. CAD-drawings and to ensure complete and accurate information.
- Secure an efficient hand over of the project and documentation to the Property Manager.
- Responsible for the process of orders and invoices that is related to GRE, regarding specific projects
- Manage facilities hard and soft services (maintenance, cleaning, gardening and so on)
- Manage catering services contract

**Who are you?**
- Bachelor's degree of Civil, Electrical, Mechanical Engineering or related field.
- Experience within the Real Estate and facilities services
- Native in Portuguese, fluent in English and nice to have Spanish.
- Strong business acumen, agile in way of working, analytical skills and organized.
- Desire to work in a collaborative team towards a common purpose.
- Communication skills.
- Ability to work in a cross-functional environment.
- Proactive and positive mindset.
